This is a rant. I am in a profession that is full of puppets. One out of thirty professionals that I deal with are not puppets. These professionals are spineless losers who know nothing and are pathetic. I don’t know everything and I don’t own a crystal ball, but I know real estate in today’s financial market. This is an actual conversation between myself and a puppet from a transcription service I subscribe to for work quality assurance. Yes, they know they are being transcribed. The service is not recording just transcribing. We use this service to protect against trolls.
Me: Do you think you can explain the cap rate to me? The asking price doesn’t make much sense to me.
Puppet: Yeah, the cap rate is low.
Me: So why is the asking price so high? My head is spinning.
Puppet: The seller believes that is the value.
Me: Do you or your seller understand how to calculate cap rate/values?
Puppet: It’s a little high.
Me: A little? Okay, can you talk to me as if I understand the market? It’s more than a million plus too high.
Puppet: The seller wants that amount.
Me: Has your seller been in a coma since 2004? I represent Boston’s biggest landlords and your way off.
Puppet: Yes, I know of you but my seller won’t listen to me.
Me: Weren’t you hired to educate and represent? You are supposed to be advising, not the other way around. Don’t you know you are wasting your time? I am not asking you to give a deal, I am asking for you to do your job and get your seller to understand he is wasting your time. This price is reflective of 2005
Puppet: I am sorry, my seller is not listening to me.
Me: This is obvious. What’s the value in your eyes?
Puppet: I don’t know.
Me: What do you mean you don’t know? This conversation is making me dumber. Tell your seller to contact me if he wants to do a deal.
